This Privacy Policy explains what information Basera ("we", "us", "the platform") collects when you use basera.zoftwarebee.com (the "Site"), how we use it, and — importantly — what Basera is and isn't responsible for when you rent a flat, room, or find a flatmate through a listing on the Site. By using the Site, you agree to the terms described below.

Your Responsibility When Renting

Basera is a listing board, not a party to any rental agreement. We simply provide a space where people can post and browse flats, rooms, and flatmate listings, and connect with each other directly. Basera does not own, manage, inspect, or verify any property listed on the Site, and does not act as an agent, broker, or guarantor for any transaction.

If you rent a flat, room, or property through a listing you found on Basera, you are dealing directly and solely with the owner or the person who posted the listing. Basera has no involvement in, and no responsibility for, the rental agreement, the condition of the property, the accuracy of the listing, any payments, deposits, or money exchanged, or any dispute that may arise between you and the other party.

Before renting or handing over any money, we strongly recommend that you: visit the property in person, verify the identity of the owner or tenant, get any agreed terms (rent, deposit, duration, house rules) in writing, and use your own judgment. Basera does not conduct background checks on users and does not guarantee that any listing is genuine, accurate, or currently available.

To the fullest extent permitted by law, Basera disclaims all liability for any loss, damage, fraud, dispute, injury, or financial harm arising from your use of a listing or your dealings with any other user of the Site.

1. Information we collect

We collect the following types of information:

Listing information you submit when posting an ad — your name, phone/WhatsApp number, property type, area, budget, description, and any other details you choose to include.
Review information you submit when writing a review — your name, star rating, and review text.
Usage data such as pages visited, buttons clicked (for example, viewing a listing, clicking "Call" or "WhatsApp"), device type, and approximate location, collected automatically through analytics tools described below.
Technical data such as IP address, browser type, and cookies, collected automatically when you visit the Site.

We do not require you to create an account or provide an email address to browse or post listings.

2. How we use your information

To display your listing or review publicly on the Site, exactly as you submit it.
To let other users view your contact details after they choose to "Reveal contact" on your listing, so they can reach you directly.
To understand how people use Basera (which listings get viewed, how many WhatsApp/Call clicks a listing receives) so we can improve the Site.
To detect and prevent abuse, spam, or fraudulent listings.

We do not use your information for automated decision-making, and we do not sell your personal information to third parties.

Please understand that any information you include in a listing or review — including your name and phone number, once revealed — is publicly visible to anyone who visits the Site. Do not include any information in a listing or review that you are not comfortable making public. Basera is not responsible for how other users use, save, or contact you based on information you choose to share publicly.

4. Third-party services

Basera uses the following third-party services, each of which may collect data according to its own privacy policy:

Google Analytics / Google Tag Manager — to understand overall Site traffic and usage patterns.
Microsoft Clarity — to record anonymized session behaviour (such as scrolling and clicks) to help us improve the Site's design.
Google Fonts and Font Awesome (via CDN) — to load fonts and icons used on the Site.
Picsum / image CDNs — to serve illustrative images shown on the Site.

These services may set their own cookies or collect technical data such as IP address and browser information. We do not control how these third parties process that data beyond what is described in their own privacy policies.

5. Cookies and tracking

The Site uses cookies and similar technologies (via the analytics tools listed above) to remember basic preferences and understand usage patterns. You can disable cookies through your browser settings; doing so may affect some features of the Site but will not prevent you from browsing or posting listings.

6. Data retention

Listings are automatically removed from the Site after a set period (currently one week) to keep results fresh and relevant. Reviews are retained until removed by Basera. We may retain minimal technical logs for security purposes even after a listing is deleted.

7. Data security

We take reasonable measures to protect the information stored on our servers. However, no method of transmission or storage is 100% secure, and we cannot guarantee absolute security of any information you submit to the Site.

8. Children's privacy

Basera is intended for use by adults seeking rental accommodation and is not directed at children. We do not knowingly collect information from anyone under the age of 18.

9. Your rights and choices

Since posting a listing or review does not require an account, you can remove information you've shared by contacting us directly (see below) and requesting removal of a specific listing or review. Once removed, the information will no longer be publicly visible on the Site.

10. Changes to this policy

We may update this Privacy Policy from time to time to reflect changes in our practices or for legal reasons. The "Last updated" date at the top of this page will reflect the most recent revision. Continued use of the Site after changes are posted constitutes acceptance of the updated policy.
